A 203K inspection is required to obtain an FHA backed loan for the purchase/refinancing and, concurrently, the rehabilitation/repair of certain multi-fanily (1-4) units, condos, townhomes, and planned unit developments (PUD’s).  It differs from a standard home inspection in that it is designed to ensure that the property meets the HUD and FHA "minimum property standards" for obtaining such a loan and may not be nearly as detailed and thorough as a standard home inspection.
